In response to the prevailing market conditions and the demand from the Residential sector for accessible housing for both Housing Associations and purchasers with limited means, DDL has instituted a programme of site acquisitions with a view to providing good quality affordable housing, either in conjunction with RSL’s or as the procurement partner. It will also provide as lead developer, low-cost housing opportunities, particularly for residents with historic ties to a particular area.

Unusually, the projects will incorporate a high percentage of Affordable Housing, subject to planning authority requirements, with some subordinate retail or commercial activities to provide both work opportunities for residents in the developments and shopping or service facilities close at hand.

   
 

Substantial funding for site purchase and development is availaTBCble from three sources and the accent will be on rigid project management to ensure the minimum dissipation of resources.

A panel of consultants including architects, project and cost managers, engineers, town planners and other essential advisors has been assembled and will concentrate on ‘truly sustainable’ design for cost-efficient homes that will surpass most current building regulation requirements. Over-sized insulation is a particularly effective and ‘low-tech’ solution that will reduce the cost of heating and cooling dwellings. Current ‘faddy’ technologies, which supposedly provide ‘green credentials’ and which may form part of a particular ‘Code’, will be rigorously assessed before being included in these projects.

Design quality will be of great importance and is seen as being a cornerstone of the sustainability argument. So many traditional structures have being converted as the merit of their architecture is fully appreciated by those who inhabit them. Much of the modernist and post-modernist offerings of the last 40 years have and will continue to become victims of their own designed obsolescence and will be demolished to provides sites for ‘new development’. 

 

   
 

Sites are now sought for development, either with or without planning consents. DDL also has experience in contaminated sites and, although the decontamination of such land can be costly and time-consuming, the resulting addition to the country’s useable land-bank should not be undeHoverestimated.
